Lettings

 

The Lettings Department established since 1929 acts on behalf of Landlords either on a setting up basis along or will provide a full management service, setting up a tenancy and managing it for its duration.

 

Initial marketing advice and rental guide figures are provided free, and following confirmation of the instruction the property is marketed thoroughly to ensure the optimum rental is achieved.

 

Applicants for a tenancy are strictly vetted by meetings and by taking up references.

 

The management service includes collection of rental on the due date, periodic inspections of the property to make sure it is being maintained in good order, dealing with any repairs or other problems which may occur during the tenancy, ensuring the complicated legislation regulating tenancies is complied with and serving the necessary notices.

 

 

Commercial Department

The Commercial Department acts for a range of clients, from private business people with a single office or corner shop to major corporate clients.

 

In addition to agency activities for sales and lettings, compulsory purchase, rating and all landlord and tenant matters including rent reviews, professional valuations are also undertaken in accordance with RICS guidelines.

Why Have A Survey?

 

Purchasing your home is likely to be the largest financial commitment you will make so it makes sense to ensure that any problems are discovered prior to purchase.  Even with a flat or maisonette you are likely to be responsible for a share of the costs in maintaining the whole building.

 

The cost of a survey is modest in relation to either a typical purchase price or the cost of minor repairs.  If major problems are discovered you can reconsider your purchase or possibly re-negotiate the price.  If everything is found to be in order you will have peace of mind for a modest outlay.

The Auction Department is a thriving division of Walton & Hipkiss and supervised by Mr. John Carter handling a wide range of services, for artefacts which can be of immense value or general household items of modest worth.

 

The Auctions are held at Blakedown Parish Rooms, Belbroughton Road, Blakedown, Worcs.

 

The Department also liaises closely with the network of residential sales offices and offers its expertise to value and sell all goods if required

The Company was established in 1929 and is an independent Family Practice and which has two residential estate agency offices in Stourbridge and Hagley.

 

All staff members receive on-going training and Walton & Hipkiss are committed to ensure every sale is completed efficiently and quickly and that both Vendor and Purchaser are given regular progress reports.

 

To ensure that the maximum number of potential purchasers are aware a property is for sale and so the best possible price is achieved houses are marketed locally, nationally and internationally through coverage in newspapers, property guides, extensive mailing lists and the internet.
